Existing Tenant Property Management:

No set up fee. We can take over the management of an existing tenancy at a competitive monthly rate. Call us to discuss your requirements.

Let Only/Tenant Find:

60% plus VAT (72% including VAT) of the first month’s rent subject to minimum fee of £400 plus VAT (£480 including VAT) Includes Inventory and Deposit Protection.

Let and Fully Managed:

50% plus VAT (60% including VAT) of the first month’s rent. Subject to a minimum fee of £400 plus VAT (£480 including VAT) Standard Management Fee 9% plus VAT (10.8% including VAT) per month of rent received. Includes Inventory and Deposit Protection.

EPC:

We can arrange your Energy Performance Certificate with an approved energy assessor £90.00 plus VAT (£108 including VAT).

TENANT FEES

Before the tenancy starts (payable to M J Brinkmann ‘the Agent’)

Holding Deposit: 1 week’s rent
Deposit: 5 weeks’ rent

During the tenancy (payable to the Agent)

For English properties:

  • Payment of up to £120.00 including VAT if you want to change the tenancy agreement
  • Payment of interest for the late payment of rent at a rate of 3%
  • Payment of £50 including VAT for the reasonably incurred costs for the loss of keys/security devices
  • Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy

DEPOSIT

Upon signing an Assured Shorthold Tenancy a Deposit is payable which will be equivalent to 5 weeks rent and possibly more depending on the Landlords requirements. The Deposit will be held and registered with The Tenancy Deposit Scheme (TDS) – a multi-award winning provider of tenancy deposit protection, protecting over 1 million deposits in England and Wales.

MJB – Procedure for Handling Monies

We are required by ARLA to confirm the arrangements we have for holding monies on your behalf.

Please note all monies collected on your behalf will be paid into our Client Account which is held with Lloyds Bank, P O Box 132, Butler Place Branch, 1 Butler Place, Westminster, London SW1H 0PR

Under the Tenancy Deposit Scheme tenants(s) deposits will be transferred to an account, with Lloyds Bank plc, PO Box 132, Butler Place Branch, 1 Butler Place, Westminster, London SW1H 0PR to be held in our general Clients Tenant Deposit Account. The account will accrue interest at the appropriate rate; such interest accruing under the account will be due to the agent on termination of the tenancy.
